Hampshire sites

Hampshire Sites and What They Involve

Hampshire combines two large port cities, a corridor of business parks and some of the most protected countryside in the South East. Each brings different considerations.

  • Southampton & Portsmouth

Both cities have older industrial and commercial buildings, many on sites being redeveloped, alongside busy city-centre retail and hospitality premises. Larger volumes of brick, concrete and steel make on-site segregation worthwhile, and city-centre access and loading need careful planning.

  • Basingstoke, Farnborough & business parks

When office buildings and business parks across north Hampshire are refurbished for new occupiers, the work usually starts with an office soft strip, taking partitions, raised floors and M&E back to shell.

  • Winchester & historic towns

Winchester, Romsey, Petersfield and other market towns have extensive conservation areas, where demolition normally needs planning permission and listed buildings need listed building consent. Tight streets and close neighbours make access and dust and noise control part of the plan.

  • New Forest & rural Hampshire

Rural plots, agricultural buildings and replacement houses often sit within protected landscapes, reached by narrow lanes. Planning checks and timing around wildlife come first.

Planning

Planning and Demolition in Hampshire

Who approves a demolition in Hampshire depends on where the site is:

District and borough councils. Most of the county is covered by its 11 district and borough councils: Basingstoke and Deane, East Hampshire, Eastleigh, Fareham, Gosport, Hart, Havant, New Forest, Rushmoor, Test Valley and Winchester. They handle prior approval for demolition and notices before work starts.

Southampton and Portsmouth. Both are unitary authorities, so Southampton City Council and Portsmouth City Council are the planning authorities within the cities.

The two National Parks. Inside the New Forest, the New Forest National Park Authority is the planning authority. The part of East Hampshire within the South Downs National Park is covered by the South Downs National Park Authority.

We confirm which authority covers your site and what it needs during the survey, so approvals are in place before the programme starts.

How we work in Hampshire

How We Work in Hampshire

  1. Free site survey. We visit, agree the scope and check access, services, surveys and which planning authority applies.
  2. Fixed-price quotation. A clear price and programme, with inclusions and exclusions set out.
  3. RAMS and preparation. CDM 2015 risk assessments and method statements, services disconnected and the site set up.
  4. Works and segregation. The strip out, demolition or groundworks is carried out with materials separated on site.
  5. Clearance and handover. Waste is removed with transfer notes and the site is left ready for the next stage.

The programme, including the start date, is agreed with you as part of the quotation.

Pricing

Pricing for Hampshire Projects

Hampshire projects are priced individually after a free site survey. Sites in Hampshire usually cost less than central London, where congestion, parking restrictions, restricted working hours and higher labour rates add to the price. The biggest factors are the scope and size of the building, access, waste volumes and haulage to licensed facilities, and any asbestos or services work. Our price guide sets out guide figures for every service.

Frequently asked questions

Demolition and Strip Out in Hampshire: FAQs

Do you cover Southampton and Portsmouth?

Yes. Both cities are within our coverage, along with Eastleigh, Fareham, Gosport, Havant and the rest of mainland Hampshire.

Who approves demolition in the New Forest?

Inside the New Forest National Park, the New Forest National Park Authority is the planning authority rather than the district council. We check which authority covers your site during the survey.

Do you strip out offices in Basingstoke and Farnborough?

Yes. We strip out office floors, including partitions, suspended ceilings, raised floors and redundant M&E, taking them back to a clean shell for refurbishment.

Do you cover the Isle of Wight?

No. Our Hampshire coverage is mainland Hampshire only.

Is demolition cheaper in Hampshire than in London?

Generally, yes. Central London sites usually cost more because of congestion, parking restrictions, restricted working hours and higher labour rates. Every Hampshire project is priced individually after a free survey.
