Kent sites

Kent Sites and What They Involve

Kent's mix of countryside, historic towns and industrial estuary means demolition and site preparation projects here vary more than in most counties. Four types of site come up again and again, and each brings its own considerations.

  • Rural & agricultural buildings

Old barns, sheds and steel-framed agricultural buildings are common on Kent's rural plots, often being cleared for conversion schemes or replacement buildings. Older farm buildings frequently have asbestos cement roof sheets, so the asbestos survey matters as much here as on any commercial site, and access along farm tracks needs planning for plant and lorries.

  • Thames & Medway industrial sites

The north Kent towns along the Thames and Medway have older industrial and commercial buildings, many on sites being redeveloped. These jobs tend to involve larger volumes of brick, concrete and steel, so on-site segregation makes a real difference to disposal costs.

  • Historic towns & conservation areas

Canterbury, Faversham, Sandwich, Tenterden and many other Kent towns have extensive conservation areas. Demolishing a building in a conservation area normally needs planning permission, and listed buildings need listed building consent. Town-centre sites also mean tight access, neighbours close by and careful control of dust and noise.

  • Protected landscapes

Large parts of Kent lie within the Kent Downs National Landscape or the High Weald, where additional planning controls can apply to development, including replacement buildings. It pays to check what applies before demolition is programmed.

How we work in Kent

How We Work in Kent

Every Kent project follows the same planned sequence, whatever its size:

  1. Free site survey. We visit, agree the scope and check access, services, surveys and any planning constraints.
  2. Fixed-price quotation. You receive a clear price and programme, with what is included and excluded set out.
  3. RAMS and preparation. We prepare CDM 2015 risk assessments and method statements and set up the site.
  4. Works and segregation. We carry out the strip out, demolition or groundworks, with materials separated on site.
  5. Clearance and handover. Waste is removed with transfer notes and the site is handed back ready for the next stage.

Once the scope is agreed, projects can often mobilise within a few days, subject to permits and programme.

Pricing

What Affects the Price of a Kent Project?

Demolition and strip-out rates in Kent are generally lower than in central London, where congestion, parking restrictions and restricted working hours add cost. Every Kent job is still priced individually after a site survey, and the biggest factors are:

  • Scope and building size, including floor area, number of storeys and how much is being removed.
  • Access and site conditions, from narrow town-centre streets to rural tracks and soft ground.
  • Waste volumes and types, including haulage distance to licensed facilities.
  • Surveys and services, such as asbestos surveys, service isolations and any structural assessment.

Our price guide sets out guide figures for every service and the factors behind them.

Demolition in Kent often needs prior approval from the local planning authority, which is one of Kent's 12 district and borough councils or, in the Medway towns, Medway Council. Listed buildings and conservation areas have extra controls. We flag what applies during the site survey.

Frequently asked questions

Demolition and Strip Out in Kent: FAQs

Do you cover the whole of Kent?

Yes. We work across Kent, from Dartford and the Medway towns to Maidstone, Tunbridge Wells, Ashford, Canterbury and the coast. Send us your postcode and we will confirm straight away.

Where are you based?

Our office is in Bexhill-on-Sea, East Sussex, next door to Kent, and we work throughout London as well. Most of Kent is within easy reach.

Do I need permission to demolish a building in Kent?

Often, yes. Many demolitions need prior approval from the district or borough council, or from Medway Council in the Medway towns. Buildings in conservation areas usually need planning permission, and listed buildings need listed building consent. We can talk through what applies at the survey.

Can you do the groundworks after the demolition?

Yes. Groundworks, dig outs and enabling works can follow straight on from demolition and clearance as one programme, so you deal with one contractor from start to finish.

Are your prices lower in Kent than in London?

Generally, yes. Central London sites usually cost more because of congestion, parking and working-hour restrictions. Every Kent project is still priced individually after a free site survey.
