Your Local Demolition Contractor in Sussex

Our office is in Bexhill-on-Sea, so Sussex is home ground rather than the edge of our patch. That makes site surveys easier to arrange, means we know the difference between working on a narrow seafront terrace and a rural plot in the Weald, and puts us on the same patch as the councils and authorities that approve the work.

We work across the whole county, from Hastings and Eastbourne to Brighton, Crawley and Chichester, and the service is the same everywhere: a free survey, a fixed price, and one team from strip out to handover.

Planning

Planning and Demolition in Sussex

Who approves a demolition in Sussex depends on where the site is, because the county is split between several planning authorities.

District, borough and city councils. Most of Sussex is covered by its district and borough councils: Eastbourne, Hastings, Lewes, Rother and Wealden in East Sussex, and Adur, Arun, Chichester, Crawley, Horsham, Mid Sussex and Worthing in West Sussex. Brighton & Hove City Council covers the city. These councils handle prior approval for demolition and, under building control, notices before work starts.

The South Downs National Park. Inside the National Park, the South Downs National Park Authority is the planning authority rather than the local council. That applies to sites in and around towns and villages within the park boundary as well as open countryside.

The High Weald and conservation areas. Much of north and east Sussex lies within the High Weald National Landscape, where development is more tightly controlled. Many Sussex towns, including Lewes, Rye, Battle and much of Brighton, have conservation areas, where demolition normally needs planning permission.

We check which authority covers your site and what it needs during the survey, so approvals are in hand before the programme starts.

Sussex sites

Sussex Sites and What They Involve

  • Coastal towns

Hastings, Bexhill, Eastbourne, Worthing and Bognor Regis have large numbers of Victorian and Edwardian buildings, many in terraces. Shared walls mean party wall notices may be needed, older buildings may contain asbestos, and seafront access and parking need planning.

  • Brighton & Hove

The city centre is dense with shops, restaurants, bars and hotels, so commercial and hospitality strip outs are a regular need. Dense streets, loading restrictions and close neighbours make access and timing as important as the strip out itself.

  • Crawley & the Gatwick area

Business parks, offices and industrial units around Crawley and Gatwick involve larger floor areas, with M&E-heavy strip outs and commercial demolition.

  • Rural Sussex & the Weald

Agricultural buildings, outbuildings and older houses on rural plots, often reached by narrow lanes and often within protected landscapes, where planning checks come first.

How we work in Sussex

How We Work in Sussex

  1. Free site survey. We visit, agree the scope and check access, services, surveys and which planning authority applies.
  2. Fixed-price quotation. A clear price and programme, with inclusions and exclusions set out.
  3. RAMS and preparation. CDM 2015 risk assessments and method statements, services disconnected and the site set up.
  4. Works and segregation. The strip out, demolition or groundworks is carried out with materials separated on site.
  5. Clearance and handover. Waste is removed with transfer notes and the site is left ready for the next stage.

Once the scope is agreed, local projects can often mobilise within a few days, subject to permits and programme.

Pricing

Pricing for Sussex Projects

Sussex projects are priced individually after a free site survey. Sites in Sussex usually cost less than central London, where congestion, parking restrictions, restricted working hours and higher labour rates add to the price. The biggest factors are the scope and size of the building, access, waste volumes and type, and any asbestos or services work. Our price guide sets out guide figures for every service.

Frequently asked questions

Demolition and Strip Out in Sussex: FAQs

Are you based in Sussex?

Yes. Our office is at 13 Napier House, Elva Way, Bexhill-on-Sea, East Sussex TN39 5BF, and we work across East Sussex, West Sussex and Brighton & Hove.

Do you cover Brighton and West Sussex?

Yes. We cover Brighton & Hove and West Sussex, including Worthing, Crawley, Horsham, Chichester, Bognor Regis, Haywards Heath, Burgess Hill and East Grinstead.

Who approves demolition in the South Downs National Park?

Yes. We strip out commercial kitchens, restaurants, bars and hotels, including kitchen lines, extraction and services after isolation, and take the premises back to shell for the next fit-out.
